What documents do i need to sell my property?

Selling your home can be a challenging process…only if you don’t have the correct documents in place.

Don’t worry, we’ve drawn a list up of a few documents that you may want to get ready before you agree a sale on your home:

1. Energy Performance Certificate

This certificate came into force on the 1st of August 2007 and simply put they are similar the multi coloured stickers you see on fridges/washing machines or freezers.

The certificate lets you know how energy efficient the property is on a rating from A (very efficient) to G (inefficient) and will let a potential buyer know how much it will likely be to heat and light the building.

Your estate agent will be able to help you to obtain one or you can pay an independent assessor to do one for you. They are around the £90 mark and last for 10 years. You will need one of these within the first 28 days of marketing your home for sale.

If you’ve owned your home for less than 10 years then you can check if you already have one with your postcode: Search For Your EPC

2. Title Deeds

These wont be needed for when you market the property but you will need to provide them to your solicitor. Some people don’t have these readily available, especially if you have a mortgage on the house.

If you don’t have these your solicitor can download these from the Land Registry website, or if you wanted a copy you could obtain one here: Information About Title Deeds

3. Leasehold Information (If applicable)

One important piece of information you will need to let your solicitor and estate agent is if your property is leasehold or freehold. If your property is leasehold you will need to gather the following information before you market the house:

–       How long is left on the lease

–       How much the ground rent is per year

–       How much the service charges are per year

If you are unsure as to whether your property is leasehold or freehold we can help you to find this out with Land Registry.

When you agree a sale on your property you will also need to obtain the Leasehold Management pack, it contains information about the freeholder and management of the land. Your solicitor will be able to obtain this for you for a cost.

4. Fixtures & Fittings Forms

When you have agreed a sale on your house and instructed your solicitor then you will be sent out Fixtures & Fittings Forms (TA10)

This is simply a form that you need to fill out to say what you will be leaving in the property when you move. There can be things like: curtains, cookers, wardrobes etc.

There will also be a Property Information Form (TA6) which will ask you questions about your property, if you’ve had any extensions, had planning permission etc.

5 things to do with the kids this summer holiday

It’s coming into the latter part of the summer holidays and I can almost hear the sighs of reliefs from parents all over Redditch and the surrounding areas, we’re getting closer to the beginning of September, when we can drop them off at those school gates…with a huge smile!

With only a few weeks left we have come up with a few activities in the local area that will keep the kids entertained (for one day at least):

Imagination Street 
(Softplay & Trampoline) – Unit 4 Astwood Lanen, Astwood Bank, Redditch B96 6HH 

These guys don’t mess about when it comes to fun for kids, they offer 20,000 square foot of indoor play area, plenty to keep them occupied.

Run by parents that feel it’s important for you to feel free to interact with your children, so you can even go and have a go yourself in the play frame (if you’re feeling brave)

Forge Mill Needle Museum
Needle Mill Lane, Redditch B98 8HY

If you want to keep your children’s brains active during the summer holidays, then they’ll be fascinated by this museum.

This is one of the last remaining water powered mills in the world. The history on show of the ancient ruins will allow your children to see how people lived a long, long, long time before ipads and iphones!

There’s recreated scenes that the children can watch and they can have a good look at the Victorian machinery.

360 Play Redditch 
Play Zone – 41A Evesham St, Redditch B97 4EU

Kids will love to play on the 360 Play Street role play zone, with shops and it’s own pizza parlour; they’ll spend hours exploring whilst you can refuel at the café on site.

Not many people know but the founder of 360 Play also developed Gulliver’s Theme Park group, so you know your children are in for a good time. The physical play area will make sure that they’re asleep in the car before you leave the car park!

We haven’t done this one ourselves, but definitely one that the parents can get involved in. Sounds like good fun though…

It’s a dual 5/7.25” ground level signalled track with bridges, station, tunnel and interesting gradients. You will have to check with them as they normally operate 2 weekends per months.

As we all know the summer holidays can be an expensive time of the year, constantly trying to keep the young ones active and doing something new every day.

4 great ideas for your spare room

4 great ideas for your spare room

We all know that one room in the house, the one that has the items that are mentally labelled “I’ll just leave that box there until I go through it” Or a glorified cupboard for all the Christmas presents.

I am continually asked on valuations “What should I do with the spare bedroom?” and some people don’t even want the third bedroom photographed.

Well fear not, I’d love to share a few ideas that have worked in the past and can really make the difference on a viewing to help a potential buyer visualise themselves living there:

1. Snug 

There’s nothing better that putting a day bed in there, loading it with cushions and having it surrounded by bookshelves- a readers dream and an escape from the world outside that door.

You may not have the budget to do this, but presenting it with a comfy chair, making sure there is no furniture cluttering the floor space, some new curtains and even putting a beanbag in will have the same effect of creating a comfortable enclosed space.

2. Walk In Wardrobe

This is a great idea, especially if you want to make your master bedroom look bigger as well. Move some furniture like a dressing table or wardrobe into this bedroom and stage it to be a dressing room. Make sure the bulbs are bright so it doesn’t feel overcrowded and dark in there.

If you’re a serial shoes/trainer collector you could almost turn it into a huge shoe cupboard. This may not be what the potential buyer will want to do with the room, but it’s better for them to see it in use instead of just a storage room.

A cheap display cabinet from IKEA (take a look at one here) is a great way to display your shoes or accessories and give it a show home feel, a house with it’s own walk in wardrobe.

3. Study

With the ever evolving internet there are more and more homeowners that are working from home, or starting up their own business. How great would it be if these type of buyers could see how their office would look before they even moved in?

This isn’t a cue to go and buy a new desk and some new pen pots! Do you already have a table in there that you could repurpose to turn into a desk? A desk lamp that been sat in the loft for the last 5 years, or a chair that you can slide under the table to give the office effect?

4. Playroom

Do you find that all of the toys are all over the house, forever finding a Lego building stuck down the sofa or a Peppa Pig toy behind the TV? It is a great idea to use the third bedroom as a play room, or at least stage it in this way.

Storage is key in this example, so the toys aren’t just strewn across the floor. It can be displayed as somewhere the children can play and really give the potential buyers a vision into the future if they are looking to raise a family, like you have done.

As I say to everyone who asks this question, I don’t expect them to spend hundreds of pounds of new furniture and accessories, but some clever use of the budget, or using furniture that’s in the loft can make a huge change to that room.
