Please bear in mind that when you have completed a principle application for a property that a landlord accepts, rigorous reference checks will be completed on all prospective tenants prior to a tenancy being granted. It is only when references are completed and satisfactory that we can confirm a tenancy will be granted and when that will commence. We have set out below a few significant pointers to assist you.
Once you have viewed a property with us and decided it is the one you want to apply for, we will ask you to complete our initial application form. Once received we will discuss with the landlord so they can decide if they are happy to accept in principle based on the information you provide.
If the landlord accepts your principle application, we will ask for the holding deposit to be paid. This is the equivalent of 1 weeks rent. You will then receive a link via our referencing platform where you complete a full application for referencing to commence. The holding deposit is held throughout this process and is deducted from the first month’s rent due at tenancy commencement. You will be expected to provide identification/proof of right to rent as part of the referencing process.

We will contact your employer and your landlord (if you are in rented accommodation already). If you are self-employed, we will contact your accountant. A credit check will be conducted. If a guarantor is required for any reason, we will discuss this with you.
Once all referencing is complete, we will confirm the tenancy start date. This is the date that we will ask you to attend our offices to sign the tenancy paperwork, pay the remainder of the first month’s rent and deposit (if not already paid) and collect the keys to your new home.
The deposit will be held for the duration of your tenancy and will be held and protected by TDS Custodial. We operate by their rules when it comes to the end of the tenancy and hope to return your deposit to you once the check out is completed, subject to findings and detail of the check out report.
