Buying.

At Vizors, we recognise that the purchase of your home is likely to be one of the most important and expensive transactions you are likely to undergo.

Be mortgage ready

In order to speed up the process, it is advisable to obtain a mortgage “Agreement In Principle” before making your decision to buy or sell. By doing this, you will have the advantage of knowing what’s affordable, and by doing this, you are also seen as a more serious prospective buyer to a seller and an Agent.

Register to buy

We can register your details for your property search in our local area.  We will find out what is important to you, your budget, and any specific areas you are looking to live in.  We also advise you to register with other local agents and keep up-to-date with Rightmove and Onthemarket listings.  In some instances, we will let you know about properties before they are listed on these websites.

Making an
Offer.

Once you have found your ideal property, your offer will be submitted to the vendor for their consideration.

Accepted offer & instructing solicitors

As soon as your offer has been accepted, it is advisable to avoid delays, and you should instruct your solicitor to handle the legal work on the property for you.
They will require your verbal instructions and for you to complete the forms to instruct them formally and provide some identification. You should then inform your mortgage advisor that you have had an offer accepted and for them to move forward with your full mortgage application asap.

Our help

At Vizors, we can recommend Solicitors and Mortgage Advisors who we have worked with over several years. There can be a potential advantage in dealing with an agent to sell/buy with solicitors and mortgage advisors they work closely with. The lines of communication can often be better than with those not known to the agent making the transaction time quicker and smoother.
