We all know that one room in the house, the one that has the items that are mentally labelled “I’ll just leave that box there until I go through it” Or a glorified cupboard for all the Christmas presents.
I am continually asked on valuations “What should I do with the spare bedroom?” and some people don’t even want the third bedroom photographed.
Well fear not, I’d love to share a few ideas that have worked in the past and can really make the difference on a viewing to help a potential buyer visualise themselves living there:
There’s nothing better that putting a day bed in there, loading it with cushions and having it surrounded by bookshelves- a readers dream and an escape from the world outside that door.
You may not have the budget to do this, but presenting it with a comfy chair, making sure there is no furniture cluttering the floor space, some new curtains and even putting a beanbag in will have the same effect of creating a comfortable enclosed space.

This is a great idea, especially if you want to make your master bedroom look bigger as well. Move some furniture like a dressing table or wardrobe into this bedroom and stage it to be a dressing room. Make sure the bulbs are bright so it doesn’t feel overcrowded and dark in there.
If you’re a serial shoes/trainer collector you could almost turn it into a huge shoe cupboard. This may not be what the potential buyer will want to do with the room, but it’s better for them to see it in use instead of just a storage room.
A cheap display cabinet from IKEA (take a look at one here) is a great way to display your shoes or accessories and give it a show home feel, a house with it’s own walk in wardrobe.
With the ever evolving internet there are more and more homeowners that are working from home, or starting up their own business. How great would it be if these type of buyers could see how their office would look before they even moved in?
This isn’t a cue to go and buy a new desk and some new pen pots! Do you already have a table in there that you could repurpose to turn into a desk? A desk lamp that been sat in the loft for the last 5 years, or a chair that you can slide under the table to give the office effect?
Do you find that all of the toys are all over the house, forever finding a Lego building stuck down the sofa or a Peppa Pig toy behind the TV? It is a great idea to use the third bedroom as a play room, or at least stage it in this way.
Storage is key in this example, so the toys aren’t just strewn across the floor. It can be displayed as somewhere the children can play and really give the potential buyers a vision into the future if they are looking to raise a family, like you have done.
As I say to everyone who asks this question, I don’t expect them to spend hundreds of pounds of new furniture and accessories, but some clever use of the budget, or using furniture that’s in the loft can make a huge change to that room.
